Why I chose my practice area:
Representing clients in numerous areas of real estate (lending, developing, selling and purchasing) offers me the opportunity to experience a transaction from different perspectives.
Most memorable case:
I represented owners selling a 100+ unit apartment complex previously converted into condominium units with scores of family and friends as owners. In addition to removing the property from Chapter 183A, there were myriad title, zoning and building code issues that needed to be sorted out to convey good and marketable title. Also represented clients in an IRC section 1031 exchange involving a “drop and swap” to comply with requirements while managing complex title issues.
What makes me a leader in my field:
My years of experience in complex commercial real estate matters, non-real estate asset-based transactions, zoning matters and complex title issues affords me the opportunity to work with attorneys in various fields while maintaining professionalism and composure during confrontational situations.
Outlook for 2026:
Many firms representing sellers will need to determine the best way to comply with new Massachusetts DOR regulations, specifically 830 CMR 62B.2.4 requiring withholding of sale proceeds percentages for non-Massachusetts residents in property sales exceeding $1,000,000.
